This guide is filtered for the role:

1. Getting started

Signing in

1. You receive an invitation link by e-mail from the building manager.
2. On that link, set a password of at least 8 characters.
3. Tick the acceptance of the privacy notice and the terms of use — the account cannot be created without them.
4. You can then sign in at linohome.hu and in the mobile app with your e-mail address.

Installing the mobile app

After installing, sign in with the same e-mail address and password you use on the web. On the watch you never type anything: it uses the account already signed in on the phone.

If you forget your password, ask the manager for a new sign-in link — you can set a new password there.

Language

The interface is available in several languages (Hungarian, English, German, French, Italian, Korean, Romanian, Slovak, Czech, Chinese) — use the language switch at the bottom of the left-hand menu. The setting is saved to your account, and this guide also opens in the selected language. You can already pick a language on the invitation page — the page switches immediately, and you can also choose there the language of your payment requests and balance statements.

Notifications

The system sends push notifications to your phone (messages, votes, bookings, packages), while official letters arrive by e-mail. Please allow notifications at first sign-in.

Account, fees, documents

Equipment lending and community spaces

Borrowing equipment: Equipment lending menu → pick a free slot in the calendar (up to 2 weeks ahead) → the caretaker hands the item over with a checklist and signature.

Booking a community room: Community spaces menu → time slot (max. 6 hours, 1 month ahead) → headcount and activity are mandatory.
After using the room you must upload a condition photo — without it the system blocks new bookings. Only the manager can lift the block.

Messages

The Messages menu (on the phone: Profile → Messages) shows your received messages; use the "↩ Reply to sender" button — only the sender sees your reply. On the Community wall, house news and residents' posts appear in a tiled view — you can post and comment too. The Calendar shows the house's events (general meeting, maintenance, payment deadlines) as tiles; where the manager asks for it, you can RSVP with the “I'll be there” button, and you can add your own private reminders with push notifications.

General meeting and voting

At an in-person meeting:
1. Scan the projected QR code with your phone (or type the 6-character code in the app / on the web).
2. Joining automatically records your attendance and ownership share.
3. When the chair opens an agenda item, the YES / NO / ABSTAIN buttons appear on your phone — your vote counts weighted by your ownership share.
4. You see the results live; after an item is closed the vote can no longer be changed.

3. For reception RECEPTION

Receiving a package: Packages menu → New package → select the unit (apartments are shown by default, expandable with the checkboxes) → enter courier and package code (the system remembers courier names per company) → the resident automatically gets a push notification.

Handing over a package: the resident signs on the screen; the handover is recorded with a timestamp.

From the Messages menu you can send messages under the rules set by the manager (recipient group and time window are defined in the rules).

Running a meeting

1. Preparation: create the meeting with agenda items (web or app) → attach PDF documents (report, plan) → Send the invitation: e-mail with calendar entry + push; reminders (7/1/0 days) go out automatically.
2. On site: print the attendance sheet (per owner, with signature space) → open the meeting → attendees join via the projected QR code → manual attendance for those without a smartphone → record proxies (a DÁP-signed PDF can be attached).
3. Voting: open items one by one → the acceptance rule has a per-building default and can be overridden per agenda item (simple majority; ½ · ⅔ · ⅘ of shares present or of all shares) → live results weighted by ownership share → an item can only be closed once every present share has voted (the system lists who is missing by name) → manual votes can be recorded.
4. Closing: one click produces the resolutions protocol PDF with results, attendance summary and proxy list. Every step is in the event log.

People and permissions

Calendar, messaging, tasks

For the developer DEVELOPER

As a developer you can access only the handover and the unit list; after signing in, both the app and the web take you straight to the handover. The process is on-site and identical on web and app.

Handover step by step: select a unit (from the developer's units; the list shrinks as handovers progress) → owners (up to 4, the first is the main owner) → acceptance checklist OK/objection with a note and photos → meters (apartment: electricity/cold water/hot water/heat; parking: EV-charger submeter) → handover note → signatures (handler + all owners); the receiving owner accepts the privacy notice → Finish: automatic record PDF, e-mailed to the owner and the developer.

6. For audit committee members AUDIT

As an audit committee member you have full read access to the finances: ledger, bank transactions, incoming invoices, reports, trial balance, cash desk, settlement and the event log. You cannot modify anything — the server rejects every write attempt, so reviewer independence is guaranteed technically as well. As an owner you can of course vote with your own share at the general meeting.

7. Frequently asked questions

I didn't receive the invitation e-mail. Check the spam folder; if it's not there either, ask the manager for a new link.

I transferred the wrong amount. No problem — the difference shows on your account (arrears or overpayment) and the next payment request reflects it.

I can't make a new room booking. The closing condition photo of the previous booking is probably missing — upload it, or ask the manager for help.

I missed a meeting vote. A closed item can no longer be changed — give a proxy next time if you cannot attend.
